Maryland Farms and Brentwood Submarket

Maryland Farms is situated at the core of Brentwood in the northwest section of Williamson County and west of I-65.  Once a thriving horse farm, the 20 stall stable housed some of the nation’s top saddle and walking-horses. A remodeled barn is the nucleus for what is known today as the Maryland Farms Office Park.  Residential development in Brentwood started in the early 1960’s, and I-65 was extended through Brentwood during 1966 and 1967.  With access to a major thoroughfare, Brentwood became an incorporated city in 1969 and received its first interchange in 1970 at Moore’s Lane and I-65.  With a major artery connected to Nashville, development began for the Maryland Farms Office Park in 1975 with the completion of its first major office buildings in 1983. Maryland Farms is home to several national headquarters, and development continues today.

The Brentwood submarket maintains one of the lowest vacancies in the Nashville MSA and is currently 6.2 percent vacant.  The majority of the office buildings are located in the Maryland Farms area and vacancy is only slightly higher at 6.5 percent.  The Brentwood submarket has consistently remained under 10 percent vacant since 2004 and continues to be one of the more attractive submarkets for office users. Year-to-date absorption for the entire Brentwood submarket is positive 31,537 square feet and Maryland Farms is positive 18,368. Rental rates have increased approximately $1.50 per square foot over the past year with Class A average rates asking $20.89 per square foot and Class B rates the highest in the Nashville MSA at $19.12.  Presently, there are no new developments under construction and there is very little land available for new growth.
